From vacant land to a carefully designed community, Talbot Village exemplifies suburban evolution at its finest. Providing new homes that prioritise human connection and ease of living over density and scale, this project will reimagine suburban sprawl – transforming a former quarry site in Oakleigh South into a highly considered residential precinct. Unfolding over five precincts , the masterplan weaves apartments, terraces, and townhouses into a connected neighbourhood with community amenities. At the heart of Talbot Village Square, a town centre will feature retail, commercial space, and childcare, creating a welcoming environment for daily errands and social connection. Overlooking Huntingdale Golf Club’s manicured greens, yet just minutes from Monash University, Clayton Activity Centre, and the suburban rail loop, the tree-lined streets, shared paths, local parks, and water-sensitive wetlands will create a sanctuary that’s uniquely its own.

A Place I call Home

The transformation of Talbot Village starts with a reimagining of what a suburban community can and should be. 15% of the master plan has been dedicated to the public realm, and will come to life as a network of parks, walking, and bike trails – each seamlessly connecting the estate with the surrounding community The village centre anchors the  geography – placing cafés, retail, and childcare within pedestrian reach. Here, walkability and sustainability guide every design decision… Water sensitive urban design will transform a functional necessity into a community asset – turning stormwater detention basins into landscape features. Wetland systems will provide environmental resilience and recreational amenity. This ecological design has been created to enhance each day.

A Study in Community

Designed around Victoria’s 20-minute-neighbourhood concept, Talbot Village will be one of the first masterplan communities conceived using this internationally-recognised, yet locally developed, approach to healthy and sustainable living. . Here, essential services will be conveniently located closer to homes, removing the need for regular car use. “Master-planned communities on urban infill sites offer an opportunity to deliver on the 20-minute-neighbourhood principles – with access to every resident’s daily needs all within a 20-minute return walk from home,” says urban planning expert, Mike Day. “Urban infill sites offer us a rare opportunity to masterplan healthy communities that are truly attainable and located in proximity to existing infrastructure and employment.” The makerspace within the village square will provide creative infrastructure that supports skill-sharing, collaboration, and connection amongst neighbours, while childcare offerings will be integrated into the retail precinct to ensure parents remain connected to their community each day. Additionally, 10% has been committed to affordable housing, acknowledging and catering for a diverse demographic requires diverse thinking. Strengthening the social fabric of the area, Talbot Village is set to create new opportunities for Oakleigh South, and all those who call it home.
